Room for rent (9th&9th) utilities included

The short version: Private female room available April 15th in large home, shared bathroom, garden space, wi-fi/streaming services, street parking, on site washer dryer, home security system and secured backyard, dishwasher and puppies. Not accepting more animals. Looking for down to earth long term female roommates. We are one block from the shops, restaurants, and stores in the 9th & 9th area. Half way between the University of Utah and Westminster. Half a block from the bus stop and 4 blocks from the tram, 10 minutes’ drive to the mouth of Parley's canyon (35ish minutes from Park City), 15ish minutes to the airport, 5 minutes from down town. LOCATION, LOCATION, LOCATION!!!! The long version: Female room available for rent April 15th ($675/month). This cost includes utilities which covers water, gas, sewage, electric, home security, pest control, wi-fi and streaming services (Netflix, Prime, Starz, HBO & Disney+). The room shares the upstairs ¾ bathroom (standing shower only) with 3 other females until school gets out and then we will be losing one roommate and not refilling her room. There is also a bathtub available for use when needed but primary bathroom usage and storage is available upstairs, the room is at the bottom of the stairs. This room has the largest closet in the house, west facing window with good light and comes furnished with a night stand queen size bed (with a Purple mattress!) and dresser. We have a washer dryer, kitchen space with plenty of storage, tons of gardening space, outdoor living space for physically distanced gatherings, lots of oxygen and beautiful house plants, a piano, 3 little well trained non shedding snuggy-babies under 40lbs AKA "dogs"(NO more animals accepted-seriously), color ambiance and an abundance of coziness. We are surrounded by awesome and friendly neighbors, a sweet neighborhood vibe and some city vibes, street parking only. Plenty of storage space is available in the upstairs hallway, some in the basement and garage. Currently we share a monthly Costco fee for cleaning supplies, laundry detergent, spices/oils, toilet paper and other miscellaneous household items which is about $10-20 month (this is something that can be adjusted based on roommate preferences). I am a 35yr old nurse and mother. I have been renting rooms since 2012 and have enjoyed the community I have cultivated and impact I have created on others and they have created on me. I have created life long friendships with some of those I have welcomed into my home. I enjoy a clean home, although I am not a "neat freak" it is something I strive to stay on top of. I work with immune compromised patients so COVID appropriate practices are important to me. I am a mother (full time) my teenager is currently at Therapeutic Boarding school and will be there for at least a year. We are witchy, crystal loving, tarot reading, yoga doing, outspoken, opinionated, liberal "nasty women". We love gardening, fermentation creations, potion making, and herbal magic enthusiasts (Not talking 420 herbs, no judgment at all this is just simply not something I allow in my home). We love to sing, dance and make art, I enjoy the connections and long term friendships I have developed with past roommates. Self-care and a peaceful home are very important to me. I am looking for self responsible easy going adults (most of us are in the first half of our 30s). I want roommates who are COVID masking/social distancing (vaccinated), socially conscious, spiritually evolved, kind, open, honest, self-reflective and self-possessed. I am looking for a certain level of maturity that comes with life experience. I want someone who prefers open, honest and direct communication. I enjoy making the occasional dinner or pot luck with my roommates, having tea on the porch or watching a movie. This feels especially important to me since COVID with the lack of socialization I experience in other areas of life and developing strong and healthy friendships with roommates is rewarding to me. Constant interaction is not required and introversion is respected however I do love it when I can honestly enjoy the company of my roommates however occasional it may be. I have attached some community living agreements about my basic expectations in a house mate (if it seems ridiculous or over the top, know it has been created over the last 10 years realizing some peoples behavior is not in alignment with my own beliefs and what I am willing to tolerate. If it seems like common sense you will fit in great) . Background, credit check and references required. Long term lease preferred. LGBTQIA+ BLM + MUST LOVE DOGS.
